Innovation - idea: LANDLORD'S CAFE will disseminate food / drink and information on legal aspects of dealing in real estate - along with info on bad renters and anything for landlords to save on their cost of doing business - especially to do their own legal work as quaranteed by the CONSTITUTION that any citizen of USA can do for themselves - examples will show how to do deeds, contracts etc,
Innovation - why it is pioneering: There is no such place for citizens to go to learn how to do legal papers, that is the right of every citizen to do. The general public is brain washed to believe that only Attorneys etc can do the legal work-not true-anyone can for themselves at no cost.
LANDLORD'S CAFE will have all information that is in the public domain for all landlords to see and examples of their use.
Strategy - how it achieves impact: Since 65% of all citizens are landlords by virtue of owning their homes and many more want to be and most are aware of the high costs and complications of Attorneys, Realtors-etc- and the citizens would like to have a better/cheaper/easier way to acquire a house/land the LANDLORD'S CAFE will show them examples of legal forms, that is in the public domain, so they can DO IT THEMSELVES at practically no cost and bypass some of the unneccessary actions that 'dealers' charge big bucks for. Completed forms will be on display and blank forms for sale at the counter. Displays will be under glass table tops so customers can see.
Such as; $100 + for a 1 page deed done in 10 minutes. $500 t0 $1000 for a title search and conveyance which anyone can do. $300 to $1000 for mostly not needed appraisal-have check list of items appraisers use in the inspection for do it yourself appraisal. Pay the seller by the month instead of the bank and save closing costs.
Strategy - growth plans: Since landlords exist all over the USA, and most other foreign countries, the possibility exists for expansion in all locations worldwide.
In general, the LANDLORD'S CAFE will be needed/utilized in each area of 30,000 population ( USA = 284,784,887 in 2001 divided by 30,000 = 94,932.295 cafe) it is mind boggling, but I am sure the demand for the information/food/drink dispensed will be utilized by the general public.
Care will be taken to not give out legal advice that is in the domain of the lawyers, but only to display examples of legal work done and forms and information that is already in the public domain. Information that can be bought in book stores and office supplies and perused in public libraries.
The general public very seldom make an effort to go to a library or office supply to buy the forms, but will go to a cafe for a meal, and the information will be an incentive to come to the LANDLORD'S CAFE instead of some other cafe.
Impact to date: There has never been a LANDLORD'S CAFE, but all landlords have told me that there needs to be one everywhere in the USA. Many have even recognized the need to control the ever growing influence of the BROTHERHOOD OF ATTORNEYS who are ever more controlling all aspects of life and give them some competition. I have spread the word that I do my own legal work and many folks have come to me for help - I can only supply them with forms and printed information that is in the public domain - sold in office supplies etc. I have been warned by attorneys to not give out legal advice, as spoken legal advice might differ from public domain printed information.
The LANDLORD'S CAFE will have an attorney on call for customers who need/want a licensed attorney - the cafe may also have a 'para'legal' who can give legal advice on the staff.
Many folks have come to me to find old houses for sale and I have pointed them to several houses that they bought.
Future impact: I percieve that many more homeowners will exist by learning how to do the deals themselves at no cost, especially in older empty house segment that so many low income folks want but the normal legal paper work is too expensive. One of the several reasons for the millions of empty houses, ALL causes for empty houses has to do with the high cost and disdain of old low value houses and the low income folks who need them.
If I had proper funding millions of old houses would be occuppied by 'owners' and most would be better citizens and most would also be off the government housing subsidy. The blighted neighborhoods of citiy/towns would be improved along with the income from their infrastructure; taxes, utilities, jobs etc.
Sustainability - resource base: I have included the LANDLORD'S CAFE as part of RENT TO OWN HOMES INC and when I get funding for the corporation I will start up the LANDLORD'S CAFE as a needed part of tenant control for the RENT TO OWN HOMES INC, and as an aid in developing more empty houses into owned homes.
I envision LANDLORD'S CAFE in every population area of the USA, even down to the towns of 5000 population.
A seperate stand of shelves with displays of completed forms and blank forms and 'HOW TO' books can be developed for existing cafes that do not wish to change their name and devote the entire cafe to this plan.
Of course, the stand will sell my booklet entitled "HOW TO ACQUIRE REPAIR AND SELL OLD HOUSES FOR FUN AND PROFIT" also with several other books on dealing in real estate.
As of now, I have no funds or any kind of financial help to start it, even though all landlords say it is needed.
I hope to have funds to expand, to show increase in company value for stock sales.
Major challenge for the field: Opposition from Attorneys, realtors and all who make income off of dealing in real estate. I have been told several times to 'get out of the business' - the reason I was told that is because they made no money out of the deals where I do the legal work for myself, saving hundreds of dollars. They only want high dollar deals that make them good commissions, they should help instead of hinder.

Bio: I started buying, renovating and selling older empty houses 30 years ago part time and retired at age of 62 from a job I had for 30 years and invested all my savings in app 100 houses that I developed and sold as EZOWNHOMES.
I was slowed considerably by 5 major surgeries that left me partly crippled but still with the desire and knowledge to do as shown in my website of www.homesezown.com.
I can point to 50 houses that I personally repaired and sold and the families are living in them to this day. At least 50 others that I sold the note to mortgage buyers, at a big discount, in order to have funds to do more. I realize now that was a mistake and I will not do that any more. The big companies do not care about the old house when it is defaulted and the folks move out and leave it empty. I would restore it and sell it again so as not to have it empty, until a stable family stayed with it long enough (usually ten years at less per month than they were paying for rent) to be given a deed - this with help in maintaining the house to livable condition.
When I first used the name of RENT TO OWN HOMES it was the only company in the USA with that name - now there are several using a version of RENT TO OWN. There is not any name in the USA of LANDLORD'S CAFE except the one copyrighted by me and trademark protected by several years of use-percieve the LANDLORD'S CAFE as a means of aiding in the recycling of low value houses by the information dispensed and the knowledge of 'rent cheaters' so as to make all renters/buyers aware they will be put on the 'bad' list if the perform badly and their names will be made public so they may not find a place to live-hopefully the LANDLORD'S CAFE will become nationwide so the 'clout' will be huge.

Answer to your question of 'is it complicated to acquire an old house'? some would say it is complicated simply because they are not accustomed to doing the things listed below - but it is easy - do it and let me know how you do at it.
HOW TO ACQUIRE EMPTY HOUSES
From the 15,000,000 empty houses in the USA
Every city or town in the USA has about 10% of their houses sitting empty and useless while there are 30 million folks with incomes beneath the poverty level who need a reduction in their living expenses by reducing housing costs. If a town has 10,000 houses in the city limits 1000 are empty-1 million are demolished yearly as 'eyesores'- 50 million in 50 years-a tremendous waste of usable resources that could reduce living costs if recycled. Someone, somewhere, will want any size, shape or quality of an old house if it is affordable to them.
The houses are empty for several reasons; Owners died and children do not want the house, or no children exist, leaving other kin as 'heirs'. Owners sick, in hospitals or nursing homes, mental illness etc. Owners moved for new job and just 'left' the house to accumulate taxes and decay. Owners could not afford taxes and upkeep and left when pressure from city became too much for them.
All houses can be rebuilt to an extent that someone will live in it - here are steps to do that.
STEP 1. Drive down the streets of old parts of any city / town and note addresses of empty houses.
STEP 2. Take addresses to local PROPERTY TAX COLLECTOR and ask for printout of tax statement.
STEP 3. Tax statement will show 'owners name and address', size of lot, back taxes and tax entities.
STEP 4. Call owners or heirs, make a $10 offer for a deed - or do ADVERSE POSSESSION.
STEP 5. File for record in COUNTY DEED RECORDS-you now own the house.
